That’s the most common point of confusion. Most home insurance policies cover the damage caused by a drainage failure (subsidence, water damage, lost flooring) but not necessarily the cost of replacing the pipe itself.
Some policies include “underground services” cover which extends to the buried pipework. Check your wording or ask your insurer directly.
Since 2011 in England and Wales, most shared lateral drains and sewers became the responsibility of the local water authority (Thames Water, Anglian, Affinity etc.). If the failure is on the shared section, your insurer will likely direct you to the water company.

If you’ve seen cracks in the walls combined with drainage issues, your buildings insurer will typically appoint a loss adjuster who instructs a full investigation. CCTV of the drains is almost always part of that.
If the drain is confirmed as the cause, the insurer covers the drain repair, the soil stabilisation, and the building repairs. The process takes time — subsidence claims often run 6–18 months — but the outcome is usually favourable when the cause is documented.
It’s the cost of locating a hidden leak or blockage — including CCTV surveying and any excavation needed to expose the affected pipe. Most policies set a limit (typically £5,000–£10,000).
If the leak is causing visible water damage inside the property, the trace and access cover almost always applies. If the symptoms are limited to slow drains or smells with no internal damage, it usually doesn’t.
Some insurers will instruct their own approved contractor for the survey. You’re generally free to use a contractor of your choice, but if you instruct work before the claim is registered, you risk having it rejected.
